This is a business and so at the end of the day What good is a pretty clean house in a fine community .. that’s sitting vacant losing money everyday in holding costs taxes insurance mortgage water gas electric etc,.

Then we sent a final notice that we would be filing a claim in small claims court, attempting to garnish their wages, hiring a collection agency and doing everything we legally could to recover the money to pay for the damages, and they actually promptly paid the entire bill!

With my experience and the law, I am familiar with the tenant is allowed to be present for a final walk through within 2 days of his last day up to his last day where you can both go over damage and pictures that were taken prior to him moving in. at that point, you have 21 days to return the amount left over after damages if applicable. hope that helps a little!
