Standing out from the crowd isn't hard if you put effort in.

It may happen some day, but so far nothing seems to be sticking as far as revitalization efforts down there.North, east, and south of Fresno State are all areas I would consider.  

Probably, but I've never thought it worth the effort, and the risk for maybe 5%.  

It takes time and effort.

I am sure given time and effort that the right door will open with regards to the license.

I'm open to anything and willing to put in the effort, book recommendations based on this post would be greatly appreciated as well. 

There is no step by step process, 1-8,  of learning what you really need to know to be successful in real estate, it takes effort and time (like 3 weeks) to understand how and why things are done, including all the guru tactics used today.

I am a complete no-experience guy in real estate other than closing sales and selling refurnished and remodeled homes online with eMarketing efforts.

There is a possibility that I wouldn't get a deal done whereas putting the same effort as an agent could land me paycheck.
