One of the lenders I talked to said the property has to be in a good condition for them to lend including proper functioning of all major equipment, no holes in carpet, no broken windows etc.

Built in the 90'sIt's about 1900 sq ft I'm getting it for the low 80's and the neighbor hood supports new construction upwards of mid to low 200's and renovated homes to mid to high 100's It looks as if they already turned the garage into a family room/denFirst my problem is the textured t111 vertical siding Second is the small windows and the lack of Windows I have read a booklet on how to renovate one of these and it seems like these can be really upgraded in a myriad of ways.

The exception being if you could force appreciation (increase below market rents and renovating/upgrades).So, when analyzing properties include all potential rental income (as if you are not house hacking) and all possible expenses (even if you self manage, do lawn care/snow removal, minor repairs, etc.).

Upgrades include, but not limited to, new cabinets, counters, sinks, faucets, appliances, stackable washer/dryers, toilets, vanities, carpet, paint, and smartkey door locks in all units (2014).

This doesn't seem right.Anyway, at the walkthrough, LL said we were great tenants and they appreciated the upgrades we made to the house but that the damages would still need to be accounted for.
