I agree with @Lydia T. these pre-foreclosure owners are not the most motivated, as a matter of fact, they don't realize how deep they are until the bailiff post the 24h notice on the door.

It doesn't sound like you're trying t apply pressure at all and that a reasonable date - maybe 30 days as she did pay first month (just a thought, obviously not legal advice) rent would be enough for both parties.

Unfortunately, it’s very difficult to obtain, there’s only a 70% recaptured limit (you forgive the last 30%) and many other items that make it unreasonable.
