The main factor is will rents cover the debt liability and can you sustain 3-4 months of no income to cover the debt? 

I appreciate all of the detail but what information was provided to the agent that wrote the policy?  

As per the TK provider business model, property was bought cheap and rehab done (work provided).

From what I gathered thus far as an agent, a lot of trading goes on behind the scenes.

@Mohit Gupta  depending on number of occupants your regular insurance can cover it, read the policy, ours covers two roomers.

I recommend reading the book traction and following EOS - they have a one page business plan that is awesome to follow. any planner can work it's a matter of creating the plan and how to monitor and follow through with it which eos teaches

You need to think about not just the potential income but also the potential problems such as city ordinances, state law, insurance, potential eviction issues, etc.
