I'm amazed at how successful they are in their personal lives and the level of dedication they have to seed that same success into theyre investment career.

I didn't expect to make a deal out of every call, but now the seed  is planted and I am taking action.  

You just have to get your letter (rather its yellow, green blue, or soaked in gold) there first...There's no way to predict rather somene will be motivated.

Goal # 3: Build up our seed money to get into small MF by beginning of 2015.

(I too am new but trying to soak it all up in the forums and podcasts and looking for an experienced investor that I can do some work for in exchange for learning the ropes better.)Text post card- Is simply as stated, a post card with a message written on it stating in one way or another that you want to buy their house.Large post card will be simply a larger postcard, possibly even large enough to require the normal price stamp as opposed to the post card stamp.

My best friends dad was a developer/builder and I spent my teenage summers working for him, shoveling dirt off roads and sewing grass seed. 

@Katie Douglas  wow great post and very true on virtually every point you make.whether its BP or TV gurus  the perception that you can just pay for a course or listen to pod cast and read BP and somehow be successful in RE is really pretty silly and not realistic. the fact is this is an industry... and many if not most people need to pay their dues and work there way up.. there is some perception here that this is like sprinkling water on your new seeds and it germinates and grows to a 10 foot sunflower in 3 short months.. all with no money no credit and no experience or skills.when in fact to succeed in this business you need if not all of those a combination of them.You can definitely read BP and listen to pod cast and learn how others have done it but as you state its antidotal information at best.. and at worst some of the information is not relative in many markets and flat won't work.

I found BiggerPockets about the same time and have been soaking in and learning as much as possible every day.

Mostly just time wasters and no real motivation, but I am hoping that I plant a seed and someday when they have true motivation they will call me.

I like the sound of this, but it could also soak up more time to assemble... just a thought.
