It seems you have to be careful when documenting the private money loan and how the money is actually transferred (especially from family members), otherwise the bank may see it as a gift.

Let's say this PM would be acting as your General Contractor for the job and would oversee any and all subs.Would you agree to a flat fee based on the project and/or a percentage of the profit or a percentage of the agreed upon ARV.How would you handle the purchasing of materials... give them a Home Depot gift card, temporary access to your credit card, go with them to the store, have them purchase and reimburse them?

I have a couple friends who went to Top 5 Ivy League schools, and there's no doubt that the "clubby" nature of these institutions is a gift for those who know how to use it.So, in my opinion, college is an absolute must.

I have these squared away, but I need to know how people are writing the most successful offers, specifically in California, if possible.I've heard that some people submit a bank account statement from a "proof of funds person" and depending on who you talk to, add them to the contract or they don't but add a "gift letter" with the bank statement.
