@Matt WhitermoreI would talk to someone who is not an investor but I would need to know they would understand what is important to me and be able to deal with things that you deal with more with investor than home buyers like rehabs, tenant quality and the like.  

I have seen many groups or meetups online but am trying to narrow it down to a few of the higher quality ones.

Sure, it took a year, but I'd rather have a hard time finding a quality mentor who wants everyone to succeed than have an easy time finding someone who just wants a grunt to work for free (or pay them for the privilege!)

He shows up and is honest, but quality is not perfect, hence back up guy, He'll be done with one of my projects in 2 weeks or so.

Less currently, thought I believe I can have it replaced in 6-9 months depending on the amount and quality of properties I can buy.Do you "live the dream" and travel/vacation year round, do you focus on building your empire to ever greater heights, or do you pursue some other passion?

However, there have been tons of complaints about the quality of the rentals.  

I mean I could complain about it but I'd be remiss to say I didn't learn a lot from those experiences which made me a better landlord now and I attract quality tenants.

I work with investors and many are doing well, doing quality flips in Bakersfield, the key is buying right.  

So, I end up being a cash buyer so far which can limit the speed of scaling.
