My strategy for REI has been to build a portfolio directly purchasing and leasing real estate but at some point start to transition my funds into private lending others' opportunities and getting away from being the actual owner and manager of properties. 

However, converting these into desirable, owner-occupied homes could capture untapped market segments, particularly as economic conditions improve.Age Distribution and Market DemandDiverse Age Groups: The presence of young adults and an aging population suggests varied housing needs—from starter homes to downsizing options.

Just like any city, there are probably some owner/landlords that are older and maybe looking to just liquidate.

In Los Angeles, the owner who builds the JADU must sign a covenant stating owner-occupancy, but there's no enforcement.

Non-pet owners still need to complete the pet addendum. 

The Minnesota agent should be able to write the policy BUT they might have guidelines on their rental dwelling policies that require the owner to be local and therefore looking after the property.  

From here is where I'm looking at expert advice from other investors, Section 8 property owners and portfolio holders.

With my first rental, I let them know I was the owner.
