Be patient, be smart, be flexible, then pounce when you see the right opportunity.

Thankfully my partner is patient and were both willing to learn together.

Maybe i raised the issue more out of FRAUD, SAFETY and DISHONESTY in addition to GREED (plus other undisclosed issues) - Whatever they offer, if nothing at all - I will move on and it will NOT ruin my life, as you said - it's just a bump in the road.

I can be patient.

When you let someone moving in know that you do inspections on plumbing and working safety features every 6 months you will lose potential tenants that smoke, are planning to move in more people or pets that you don't allow, etc etc. 

If they are far worse, you negotiate with seller or walk away.But my advice is to be patient. 

is the Nations area a good place to invest? There are so many houses there on the market and it's relatively (use the term loosely) affordable.  Is it safe? Long term prospect? 

I told her that was not allowed, but I suggested she use any one of the number of child safety devices that are sold for this very purpose. 

I will just add if you are patient you can find the deals in any area that you might want to focus in.
