Currently, I've been setting up an automated system to handle leads and it's just about ready to pull the trigger but I need to feed it with leads.   

The only multis we do this for are MTRs that are furnished as the folks are there for transitional times/work, not for a LTR as it would be better to just lower the rent and not have the headache. 

This strategy can generate quick profits but requires a good understanding of renovation costs and market trends.House Hacking:Live in one unit of a multi-unit property while renting out the others.

(There is also the multi-family house-hack where you buy a duplex, live in one side and rent the other, but A) those are harder to find and B) the numbers don't work as well as rent-by-the-room.)So for instance, in Denver or Colorado Springs here, house-hacking would be buying a 4-5br home.

Please share any great data sources you have found or tips on evaluating areas.My 1-year goal is to purchase 3 multi-family properties, with 8 to 40 units, at least $5000/month of initial cash flow, and some opportunities to improve operations and increase cash flow.I am hoping to forge alliances with like-minded investors to fund Win-Win deals.I am so excited that I have officially started my RE Investing journey!

Start with a basic system and improve incrementally it will not be perfect.  

Forty years ago we had gurus, the difference was that the gurus then weren’t anywhere near as polished, their sales/marketing system wasn’t any where near as refined, and that the most they ever hit you for was “a complete system represented by 3 workbooks and 24 cassette tapes’ valued and sold nationally for $999 but if you order in the next 24 hours you can have all this for $499”.

On top of that, you have other costs, such as permit, water, electricals, sewage system, etc...
