Just a quick add if you are considering NPNs, they are cheaper, but they are also much more work intensive and I would caution against pricing a NPN based on the view that you expect the borrower will agree to some sort of modifiction/DIL.

That means each buyer should know exactly what they're getting into, what their responsibilities are and perhaps most important... you should ALL be in agreement on an exit strategy.That being said, I used this strategy for my first property and it did not work out well because I did none of the things I recommended above!
