I'll take that into consideration.Right now we've got a confluence of issues coming to a head that we'll have completed/better handled come next spring/summer (when we get 95% of our back to back bookings).

In certain markets, operators are having to niche down in order to better reach guests.

It was pretty long and basically barely found one and it still all boils down to insurance. 

This is because I recommend at least 20% down and the homes tend to cost $500k-$650k for the lower-end budget. 

Rubber, torch down roofing, is a tried and true method that lasts more that 20-25yrs if properly maintained.  

Ask questions, be careful of second liens like government loan or assistance down payment.

Basically, is property 2 income worth doubling down and keeping  We currently own two rental properties (details below) and are ourselves renting a place to live in ($2350/month).

On one days notice I flew down to see them and they dropped everything to show me about 16 houses over two days, one of those days being Sunday.

I've done my analysis and found a deal that I really like, that has seller financing that balloons in approx 2 years.....cash flow is pretty attractive, but the down payment is around $300k, and I was looking to put down a little more than half of that.
