When I travel occasionally on business to the Newport station from 33rd st in Manhattan its all local stops but that's where my commute ends.

I will occasionally see 4 or 5 deals go by that meet my automated investment standards that I don't get into.  

I probably spend a total of 10 hours a month on all my properties because I drive around to check on them all once a week which takes 2 hours/week then 2 hours to deposit rent checks and deal with tenants occasionally.

  $100K might be tough, but I do occasionally see solid investment homes that should make great rentals between $130-$150,000

Meeting is normally on Thursday nights, occasionally on Tuesdays, and some full day Saturday seminars.

You might not be considering all the expenses, though -- like your tenant's water bill, occasional maintenance, etc.

Section 8 also requires certain minimum maintenance that I feel is super picky, consequently expensive and usually not actually necessary (they inspect the property occasionally).

I'm greedy and selfish, but that doesn't mean I don't like to occasionally help out if it doesn't affect me negatively too much.

Sure, you may even occasionally find something you can polish into a profit. 

Where to find multi family properties: Occasionally you will see some multifamily units listed on the MLS, so those will also show up on Redfin, Realtor.com, and Zillow.
