We list the individuals with residency rights by name and exclude the co-signer unless that person indicates they are going to be a tenant.

Actually, I put it in my "Rules and Regulations" addendum along with the hefty fee they will have to pay if they do smoke inside.I allow pets for a couple of reasons: 1) by excluding pets, you exclude a large chuck of good tenants, and 2) tenants with pets are generally happier and stay longer.

I had always felt that if it is there when they sign the lease, the landlord is responsible for the condition and upkeep of the item unless is it expressly excluded in the lease.

Read your owner's policy, it probably excludes coverage for other risks arising from contractors, managers, employees or others, when other types of coverage are available in the market, that coverage will be required to be the first covering specific exposures.If your PM is negligent and causes a claim your owner's liability kicks in protecting you, that coverage will "subrogate" against the PM for damages as to their professional liability.

My agent (with Allstate) says their policies exclude any dog with a known bite history, but no specific breed restrictions.The agent strongly encouraged me to require tenants to carry their own renter’s policy that includes a minimum $200,000 liability.
