Get a solid website and make it credible and do real marketing.I am willing to bet you will benefit far more from that then fiddling with lists!

Hi Ivor,Thanks for your message i read some books about real estate investing en try to educate myself i am more looking for buy and hold appartement deals you are right there is a short in housing market in the randstad specific and ask are growing although i went to visit a couple appartement in amstelveen the real estate agent told me that they are less vistors with the corona i think the interest rate wil go up but not heavily because everyone is used at the low interest rate if you move this up heavily people can not manage this.i read the book what every real estate investor needs to know about cashflow real recommendation i created a tool in excel to calculate my purchase price simalir  to the bp calculator but in less dept but on funda and other website i cant find any deal that fits my profile.very nice to meet you maybe i can give you my number and you can call me meeting would be difficult at this time :p

However, yesterday I came across what looks to be an excellent opportunity, and since I've been thinking about branching out to different types of investments, I want to figure out how to capitalize on this one.The property is a 1300 sq/ft house on a half acre in a populated subdivision. 

I use excel for all my properties.

Longterm this is an excellent place to own property given it is so close in.Overall you will want your investment to at least cashflow but if you are only putting 5% down that is much more difficult and you have to weigh the overall return on your 5% invested and the potential for equity gain.
