Add on the $300/mo HOA and it's DOA.If I were buying something I later wanted to rent out, I would be in a blue collar neighborhood of detached 3/2's with vans in front that say "Joe's Plumbing" or "Ethans' Electric".

There was new electrical and plumbing, but it was bare wire and pipe, so I basically had to complete all finish work but only after figuring out what exactly was completed and how it was all laid out.

Since it notes new roof - electrical - cabinets etc you may have lower maintenance and capex costs but then you are risking it being cash positive.

As for the repair cost I always keep a home warrant on each property which covers the fans, dishwasher, garbage disposals and every other appliance in the property as well as other repairs (plumbing, some electrical, etc).
