With a little bit of luck and LOTS of hard work, you will be on your way to success very fast. 

Maybe employees that get stock options as part of their compensation, but I'd caution against that.As you gain success in life, you will find a long line of people ready to take your money, your success, or your fame without giving back or contributing. 

The local zoning attorney who you see on a lot of cases online for the government website or in the newspaper generally knows the odds of success and how the local body sees things.

I wouldn't become an agent first, that would just fill your head with ways to complicate and slow down the money making process of being a successful investor.

A successful tactic for us was to begin with a target renter profile first and then look for a property that fits that profile.  

A cabin 20 mins from Killington with summer appeal (not far from White River Junction) seems like the perfect entry point for me and quick recovery of upfront costs after a few successful winters and break-even summers.
