So no FHA, and the buyer walked.A worst case scenario would be that there is no spot on the lot that passes septic test and here the alternative would be a holding tank (no drain field) and would have to be pumped out every time it filled up, which could be as frequently as once a week with a family usage.

In the future, I will use a business entity for my investments, and I am man enough to say that even though I was being drained by so-called "family", I also bit off more than I could chew.Moral of the story: I have about 8 foreclosures sitting on my credit right now that were foreclosed around '07-'08.

Unless you have a bone dry environment, which you do not.One other thing: Have you checked to make sure that the drains for the tub/shower, toilets and sinks and washer are all properly vented?

If water heaters are located where a leak will cause damage, it's a good idea to unstall them within a pan, with a drain pipe attached to pan bottom amd run to a drain or outside.
