Vacasa Guestworks(partial MGMNT model) says their fee of 12% is almost covered by the fact that THEY will pay the Airbnb host fee Also they will handle the tedious filing of monthly taxes as required by my city/state regulations I’m not scared at all to handle the online listing and am not keen to pay their 10-12% fee.

I assumed that most note buyers would have an option to split monthly payments and my half would cover my wrap, however I have yet to find note buyers familiar with a strategy like that.

The only way I can think of is to filter the search to only cover properties that have been on the market for a very long time, but that usually means you've got a very stubborn seller that refused to budge on price, but that might mean they won't negotiate on financing terms either.

Gluing the pad to the step might cause it in time to delaminate(since it's glued to the plank with a pressure sensitive) and release from the step especially when people are coming down the steps.Your chart covers a lot of the bases but not the ones that can't get you in trouble namely concerning the install.
