Most banks are wise that the sort of letters @Kevin Cook mentions are worthless.An alternative is to get truly pre-approved and write your offers as financed.A better alternative still is to skip the MLS and do your own marketing and find deals.

(fun for me at least, but I am a total geek) I was looking at a post about buying a property "sight unseen", and saw that in at least one instance it was written as "site unseen".And they're both right, aren't they?

@Marc TolbertIf I'm understanding your question correctly, you just need to make sure there is enough "meat" in the deal for the lien to be paid off by the end buyer and still have their desired profit.

I heard a few years back, that some lenders are frowning on Individuals being listed as a payee on the HUD statement.I am going to form an LLC but it would be more convenient for me at this time start business as an individual, get my feet wet and then after the second or third transaction incorporate.This is important to me.

All three were currently occupied which meant they probably have deferred maintenance if the owner was not paying on the note.The bank offered them to me at $225k with no app., no closing fees.
