Cashflow is 1 of many components to consider IF you are going to be a direct active investor in a real estate investment.  

Appeciation is just on component but the most significant generator of wealth. 

For low-cap areas, investors mostly look for total ROI (Return on Investment) opportunities which may or may not have a cash-flow component, but usually has an appreciation component.

Location is always a key component and can vary from market to market.

After analyzing the debt component of a few deals, you'll start to understand at what term, amortization, and interest rate most quotes will come in at.

Or perhaps I should say that the technology has come a long way to enable an entrepreneur on a shoe-string budget to put out a book with an audio component!

Your NOI has Maint Supplies, but likely does not have an appropriate capital reserve to replace depreciating components: roof, HVAC, etc.Also, the utilities at 30% of gross potential rent are off-the-charts ridiculous.

The bathroom had components added that made it look like a hospital. 

Same with the electrical system and components.

This aspect of working smarter, I feel is the key component to what distinguishes their training from others.
