How to grade your property

I see everyone talking about A,B,C,D grade apartments. What criteria do you use to give the property a grade? I'd assume it would be location, old/new aspects of building, who would be renting it, but are there are hard rules to follow to grade it? I'd assume it's a pretty subjective. Is there any standard criteria people use?
