That would be a great feature that would separate people using it for good versus using it for bad.

Of course, almost all of that could be mitigated by getting a local investor friendly agent which sounds like the most logical choice to make this early in the game.

The 100 year old houses aren't bad as long some stuff has been updated.  

And once you know your situation based on your jurisdiction (see your relevant landlord tenant rules too) layout, and situation, you have two choices: (1) DIY or (2) Hire it Out. 

If it truly is a deal it will have plenty of room for this kind of fix - over estimating the cost of repairs is not a bad thing when deciding on purchase price.

I got the deal with seller carrying note for 12 months at $1,000 a month principal only, no interest, and tenant pays $1,200 a month so having him stay and pay is not a bad option but he is constantly late on paying so I could have the eviction option after I give the 60 day to evict, but the yard is full of cars and trailers and if he can move those out it will save me money as well and he will be paying down the loan each month, but games can start if I wait or hold off.
