Your PM should be able to get pretty close to what it will cost to operate IF they run similar properties in the same city.  

Call the city of each town and ask - the rules vary city to city

Shared well, separate 3br septics that have been inspected and are good (Have to add a holding tank per Health Dept. as new regs require 500 gal holding per bedroom and both are 1000gal tanks).This is a country setting on outskirts of town (7min drive) and 1/2hr to 45min to 4 major cities where most employment is.

The neighborhood is ok but you have to be concerned about all of the taxes that will be going up in the city.

No i dont live there anymore but that does not mean that i cant relate and want to see the beauty in the city again.

I understand that there is minimum lot size to build a structure in Lee County / cities, so you would want to look into that as well, especially in Cape Coral as I heard that the lot sizes tend to be smaller there, and multiple lots would be needed to build a house there.
