(As in I get no reservations when I have them, so I eat the cost of cleaning and make almost no money for a 1 night stay which is a very frequent reservation request.)

I consider showing to be part of the screening process and, becuase I have high end rentals, I beleive the personal touch is why I have waiting lists and  tenants tend to stay. 

Stay active on BP - invite local folks out for lunch or coffee.

I would like to know from the investors that are doing more than 5 deals a year what are you doing to stay legal.

I actually grew up in the area and know it pretty well so I can help you on which neighborhoods you might want to stay away from.

At least one interested party is staying on the ownership so this doesn't trigger any monies changing hands. 

I just harkened back to a hotel i stayed at once in Venice Italy and you know the Italians they dont even think about going out or to dinner until 10pm.. it was so loud until about 2am we never did get a good nights rest.

This tenant had been a PITA and we didn't want him to stay.
