This is just an example, but the MFH space is such a complex beast, and requires so many skills, that if you find your edge, and apply it, you might just land a great deal where you can shine.  

Find a niche that suits your skill set and passion.  

You have skills that most investors are looking for especially when it comes to good reliable contractors or handymen.

Homes here in Phoenix have jumped up significantly in price due to low interest rates and a shortage of homes on the market.

To piggy back off of what @Dave Foster said ^, I said how a 1031 is easy ^^ but it’s only going to be easy if you use a skilled 1031 exchange company (Qualified intermediary) like I did when Dave handled mine a couple of months ago.

If you are a smart, energetic guy, you have everything you need to learn about real estate investing - a strategy that makes sense to you based on your skills, network, location, etc. - and partner with someone who has an investing problem, not a cash problem.

After a while you get worn down (I actually got sick for 2 months with a version of Mono) so you need to be smart but time management is a skill most people lack.
