ideally you want to inspect every single unit in a multifamily..... when you are talking big numbers, that not practical, but you should try and inspect as many as possible and YOU get to ick the units and numbers.Believe it or not, there are sellers that will hide stuff from you :)And again on cost.... it really depends on how much water damage you actually have and what you are putting back in..... this isn't necessarily a "basic remodel"..... so don't compare it to just a "remodel"......

However you unfortunately, I believe, are going to be stuck speaking with a construction attorney in regards to the matter (the only person who can give advice on what to do legally here, no one in the forum who isn't an attorney can give legal direction it would "practicing law", i would think you could easily get a consultation), even though what your saying in broad terms seems like a definitive violation it all comes down to what does the contract say and more importantly was it written properly and in a way that can be enforced in an expeditious manner.

Seems like a predatory practice (if that’s the case) because why would anyone who understands the process pay more than the price of the certificate for the property when the home owner could redeem or sell the home anytime prior to redemption?
