@Justin Reyes Let me ask you this...If you owned a marketable piece of real estate and no longer cared to own the property what would you rather do: (a) Sell the property, pay off your mortgage and move on to other opportunities; or(b) Sell the property without paying off the loan, remain liable for the loan as the note signer and trust the buyer will continue to make payments on that loan, and if they don't your personal credit is damaged?

Owner says rents are about $2-300 under what they could be but with the tenants being loyal and the way they are their own small community she recommends not raising rent.All 7 homes run off of 2 wells.Some differed maintenance but overall nice condition trailers range from 70s-80s model Owner says property manager/handy man lives next door and handles everything for her from maintenance to collecting and deposit rents.

So, is it worth risking $300 to file for the mechanics lien and then also take time off for the hearing etc with a 50% chance of being awarded $300 for the work and $300 for the court filing fees?

Being that competition is big, it no longer makes sense the numbers that have to be offered in order to get the deal.I’m looking in to shifting to out of state and I’m open to be on site pretty often by hopping on to a flight.I’m debating between markets in TX and Ohio but in the same time willing to hear that I’m completely off between these 2 states or that their are better.I am looking for places where population is growing, prices are not too high, landlord friendly, rent are above $1200 for 2BR, big businesses and jobs and a very big focus by me is to be in a safe area.I would appreciate if I can get some honest opinions on this.
