I would have to wait until warmer temperatures (probably late March/early April) to get it done anyways because nobody I've talked to wants to do digging in single digit winter weather with a couple of inches of snow on the ground.

Get a good digital camera for 200 bucks.. you'll use it again,, take nice staged photos.. get staging accessories and keep tags on so you can return the stuff..

The next 15 years is your guess but IMHO likely to be less as we are peakish now and 15 years ago was a relative dip... could still be dandy.I view cash flow <--> capital appreciation; risk <--> reward; investment <-->speculation as spectrums not digital values, and any specific property lies somewhere on those spectrums.

Waiting 2 years is a ton of opportunity cost, and although waiting might save you $$ on the % interest, time-value and the potential for double-digits ROI makes more sense in my opinion to just go for it!

Ask the gas company what happens when a gas main in the street fails during winter; I bet their answer is they figure out how to dig it up to fix it.

Their customer service is responsive but not always helpful.I use quantum digital to mail small lists but their website makes me want to pull my hair out and I believe they are slightly overpriced.
