Start with positive cash flow since possession and having a decent reserve that will make a vacancy and any warranty that is offered.If you can add value and using a cap rate is more powerful with apartments.

SC Code Section 27-40-410 states "any deduction from the security/rental deposit must be itemized by the landlord in a written notice to the tenant together with the amount due, if any, within thirty days after termination of the tenancy and delivery of possession and demand by the tenant, whichever is later."

If you need to move into the house, you also need to state in the contract that one of the units (specify which one if you want), must be vacant upon possession

My buddy's wife got possession of the house after the police were done - had to do some painting, replace carpet as the ex bf was nasty - don't think there was much remediation needed where the victim died other than new carpet as it wasn't a "messy" death and the corpse didn't sit there long.Anyways sorry for the gory details - but it was publicized on local media - address wasn't highly publicized however I guarantee every neighbor around knew what happened.
