Start with positive cash flow since possession and having a decent reserve that will make a vacancy and any warranty that is offered.If you can add value and using a cap rate is more powerful with apartments. 

SC Code Section 27-40-410 states "any deduction from the security/rental deposit must be itemized by the landlord in a written notice to the tenant together with the amount due, if any, within thirty days after termination of the tenancy and delivery of possession and demand by the tenant, whichever is later."

If you need to move into the house, you also need to state in the contract that one of the units (specify which one if you want), must be vacant upon possession. 

You might want to ask that attorney about adverse possession laws in your state as well.
