Having a tenant that will stay is better than a possible emotional situation just in my opinion.

Using at a substitute for math skills weakens the REI's ability to negotiate, and to recognize deals. 

I will say that in my experience nothing is more valuable than your own emotional health and the ability to love yourself and love others as fully as possible.

My biggest piece of advice would be to remain calm and emotionally detached.

It's a real city - i.e. multiple industries, diversified economy (in comparison to smaller locations like Bastrop, NB, SM, etc)Other than that, maybe the only other reason why I mentioned SA is I lived in South Austin before so there's a comforting (emotional) comfort with SA driven by frequent day trips to SeaWorld with my children.

That's an emotional decision.

If you strip out the emotion of it (I like control, I want to do this myself, etc etc.), and just think of it like a financial equation to try and achieve a specific outcome, it looks like this then.

The process was super easy, all online, although I had numbers and pictures, ultimately I gave them a bit of an emotional appeal (all true though) and they  lowered the accessed value by 40k!
