That is an enormous red flag.If that is normal in Detroit, then that means your tenants will be able to easily jump ship and find a place that will be cheaper if you saddle them with utilities all of a sudden.

One day I was sitting at a table with a tenant and there was a restaurant menu in the middle of the table....we had been chatting and started talking about how the place felt haunted sometimes and suddenly the menu fell right over without either of us touching the table!!
