When studying the market rate I would focus on floor plans (match the square ft of recent rentals if possible). 

Once you find an area that works for what you want study, study, study.

Then you HAVE to MUST prove the appraiser made mistakes: they got the square footage wrong, they stole photos from the MLS, they use # 1 and # 2 comps that are 40% smaller in lot/square footage, something that indicates they are prejudice as in how they shoot the photos...
