With two new people partnering together it's like having dumb and dumber (I know you guys are smart, so that's just an expression) partnering up so that they can burn two years worth of savings on a corperat divorce (not sure if that is faster and cheaper than a real life divorce, ask my friend that is still trying to divide properties after 3 years, many attorneys and many court hearings for code violations...).

There are very few places in Albany where gas is not available, its just a matter of installing it in the building and the demo along the way (usually the worst part).Energy audit may help identify some improvements but they will still be additional investments into the building to fix what they find (not always smart since the tenants are reaping the rewards) and it just comes out of your cash flow which is already very lean.

If they are a smart tenant they will not go unless the money is substantial.For instance when banks foreclose often times they will have the agent in pre-listing stage go and offer cash for keys as they know it is easier to sell a vacant property.

I would love to do fix/flips but I do not believe that is a smart move for me as a out-of-state investor still learning a market that is very buy/hold heavy.
