Finally, I am interested in any wholesale contacts or real estate agents that focus on distressed / short sale / pre-foreclosure properties in the area to help with my investment property search. 

I am interested in doing loan assumptions, short sales, as well as buy and move, and whenever I move I'll be looking to purchase my next home!

I am trying to discover the real way to earn my family some additional income in real estate, either through flipping, or developing rental properties. 

Short term looking to rehab and flip.

I'd hate to see you sacrifice that for a short term personal benefit.

We discovered the area is not the greatest market for it, but the main take-away was the networking and experience gained from the ordeal.

I'm a buy and hold investor but I've discovered a few properties that I think would make good flips and I'd be happy to meet and discuss.

Those buys look to have reasonable safety margins, just in case the appraisals fall a bit short, or the allowable LTV falls to 70% instead of 75%.

Obviously securing my Real Estate license doesn't help me in the short term, but something I would certainly consider in the long term.
