There are many areas of the country where multifamily is not desirable, and in those areas the numbers often make more sense to do single family homes. 

If a tenant truly desires such technology, they'll either ask you to provide it or put it in on their own and take it when they leave.

As a matter of fact my mother still lives on the DC side and because its pretty much surrounded by Seat Pleasant and District Heights its not the most desirable neighborhood.

Start by asking yourself do you have the bandwidth and desire to dive into real estate full time or you'd rather spend limited time on real estate investing?

The reason I say that is because this usually means the property isn't necessarily in the most desireable location (I could be wrong as market specific), but on the other hand you will be cash flowing from Day 1 depending on what your renovations are looking like. 

Or, is it still worth looking in areas where I can try and find a better deal on a property, but might not be in as desirable of a location for short term rentals?

The towns of Camden/Rockport and Rockland in particular are both highly desirable and are considered expensive markets for Maine.

They are more desirable locations that attract global capital.
