Highlands, Denver Airbnb Occupancy Rates
I am looking into buying a house in the Highlands neighborhood in Denver and plan to put a few rooms up on Airbnb. I know there is a Denver based company called AirDNA that researches data in Airbnb markets all over the world but I have heard from people using Airbnb to rent out their properties that some of their data is very far off. Can anyone on here that rents out their property on Airbnb in Highlands or anywhere in Denver give me an average number of days per month that they have booked throughout the year?

I would almost think you're F-ing with me. Yes, I certainly know a realtor with a lot of experience in knowing the Airbnb laws and zoning and in how to find homes with a separate space to rent. (Me.) We work with all kind of clients in Denver and Colorado Springs from first-timer homebuyers to high-end homes to traditional investors to house-hacking/Airbnb short-term rental buyers.
To your other question, I grade location on a curve. Yes, it matters, but it's not everything. I've had clients who rent out a room in their Lakewood townhome to short-term renters and do great. And I've got some people who own a high-end three-story townhome near Sloan's Lake and they -- surprise, surprise -- do a bit better. And we have clients who've bought in places.
I guess it depends on how you weigh your goals. Does living somewhere "cool" (walking distance to bars/restaurants/etc.) matter more? Or would you prefer to get your feet wet with something smaller and see how it goes, and the location for your personal pleasure matters less?
