The tenant would like to know if I would pay or minus from the rent.

If I don't separate this active business from the rentals, they can go into who I hire for my rental business, what are the locations etc.

Rent is low though.

The purchase price is $1.45M, with a current rent roll of $13K per month (market rent is about $16K).

Rent is at 2300 with Mortgage, taxes and insurance at 1700.

Sometimes she was late for rent and they were keeping me in loop about the same and then paid the rent a week later etc.Now for Sept they didn’t pay the rent and when I reached out asking for rent after 5th Sept, they said that they vacated the place due to hazardous mold issue (she says she verified with over the counter mold kit) and also said this is a 5 day notice to fix the place.

With Showings, and mortgage applications at all time low's I would price the property below market on your rent, find a great tenant, and wait 1 more year to sell. 

Part of that experience might be that you rent to a S8 tenant to learn about it.

I love when an agent says "investor opportunities, instant cash flow", then they don't even have the current rent amounts listed or the lease terms.
