While cashflow is my ultimate goal, I may need to do a few flips in order to restore capital and pay down debt (BRRR likely won't work on this first property, at least not for another year+)@David Clinton III Next time I'm in town I'd love to pick your brain and see what value I can drive to your portfolio. 

I am SUPER newbie and juggling working full time and a 3.5 yr old and 7 month old so I've started by reading the BiggerPockets Rental Property Investing book , reading forums as much as I can and am going to pick a new book too.  

These are picked up 6 times a week. 

@Dimitri Bernado You have to determine how active/passive of RE investor you want/can be, pick a niche within RE investing, learn as much as possible about it, network with other investors, and start investing. 

I enjoy it and I've picked up several properties this way (an 8plex and a duplex I currently own). 

I found a great duplex in Midland, MI that I'd like to pick up but I'm in Seattle!

I have about a year left of college until I want to eventually pick a market to start my real estate investing career.

If you haven't yet, I would pick up David Van Horn's book on note investing and start going through all of his posts.

I've had a student tenant question the internet as well but in this case the internet had gone out and I actually believed he needed it for schoolwork, not recreational activities, so I felt very bad.
