The primary reason a lot of people move on to bigger deals (80 units plus), is that it's possible to own larger properties in markets that make economic sense but may be far from where you live. 80 Units seems to be the target so you can hire your own full-time property manager and maintenance person, versus relying on local property managers to manage smaller multi-family properties on your behalf.

Now that I'm thinking about this, I need to call them back myself and get a full understanding for my own situation!

It is the judge's job so to speak to know the law but yeah having sat in more courts then I want to I understand it isn't always what the law says its whats easiest.

We had major problems with Airbnb and VRBO not covering damages to the home after many phone calls and being on hold for hours switching back and forth to many different people.

And basically anything that rings a bell would be helpful.The reason i am asking about this is i am trying to understand if there is a market need (pain) to make revenue streams more predictable and to insure away such risks.
