The owner found us from one of our Facebook ads and we negotiated the purchase price down to $15k (it needed some love) and put about $16k (including meth remediation) into it - sold it for $71k (cash offer) in February.

I’ve been searching the web and RE sites, and have found a few places out of state where the numbers look really good for cash flow and CoC return, and I’m ready to start viewing the properties and making the next steps.My question to the community is this; is it better to have my own realtor with me to go through discussions and negotiations, or would it be okay to use the sellers realtor (assuming that is who is listed as the realtor on each site)?

I need some advice as this is something I haven't seen in my short years of investing and I scoured the forums and articles looking...I was offered a deal but in being a bit aggressive to start this year my equity is tied up for a couple months, but the cash flow is amazing($572) and overall ROI for this buy and hold looks great on a single family with a current long term renter, zero repairs needed, so even though I hadn't tried before I thought I would offer seller financing.Seller has agreed and after negotiating we've agreed to terms that offer that cash flow I mentioned above and give immediate equity, but he wants $5k down and I can't change that.
