If you see it our not, this kind of issue translates all the way to your roof, causes your doors to hang wonky and can cause your sewer drains not to run as designed if they run parallel to the sag and no longer have the slope they once had, or worse there is a "belly" in the run.This issue concerns me most and should be corrected first.

This is something I see investors struggle with all of the time, even the more experienced ones.The best advice I can give you is to go to Lowe's  or Home Depot at 6am with some doughnuts and hang out in the parking lot.

We have such a group with over 11k members, but many active investors are busy doing deals and not going to meetings or hanging out on facebook.For the direct method you could look up absentee owners who have purchased in the last 6 months and stalk them on social media and skip trace to try to find a home owner, or if they are a big corporation , find their website and reach out that way.

Two of our purchases depreciated close to 20% after purchase (and both were purchased at retail), but both are up over $1K/month over the hold period now (1993 3/2/2 SFH purchase in Claremont for $167K, worth ~$700K today; 2003 4/3/3 SFH purchased for $741K, worth ~1.25M today).OOS almost necessitates use of a PM.

Losing the W2 income without having a solid 2-year track record of other consistent streams of income could make financing more challenging in the short term.So, I’d say hang on to the W2 a little longer and take advantage of the no state income tax to accelerate your capital reserves.Test drive how it feels without that $5K - $7K of W2 income on your monthly cashflow.
