It's not a perfect system, but past behavior is a great indicator of future behavior. 

Call every 3 weeks, all leads (keep track via some lead system, google sheets or ??)

There are a few things that might need to be changed that I can recommend depending on your processes, systems and the proprty itself. 

If it has a septic system, that is a win.

There's a price for almost every multi family deal and if you dig enough you'll find some owners looking to get out who haven't reached the point of listing.
