The tenant has asked us to repair it, and our property manager is recommending that we repair it in the interest of making the tenant happier long-term.I'm interested to see what everyone thinks -- is spending $325 to replace the icemaker a "good" investment to keep the tenant happier?

They do not want to leave they do their best to pay on time and keep the place upone tenant came in with his own design ideas and made the place look superb.I have duplicated this idea in another one of my houses and it too has been an easy rent. took approx 4 days to find a tenant.no nothing I put in their has broken I think if you put in quality items and you get quality tenants you should be alright.When I first wrote this post I was brand new and therefore had to keep my mouth shut more and listen to the advice of the more seasoned. now that I am in my third year I can state from limited experience that my model seems to work very well.

It's "put your money where your mouth is or where your offer is" showing good faith.In my layperson experience, I've seen on several occasions where 1. a contract was kicked out because it lacked a reasonable good faith deposit or EM was not given; 2. additional EM was required for the court to allow the contract to go forward, this was in Bankruptcy Court as well.Let's not forget, for these issues to arise, generally, the contract is being contested, there is some question as to validity, there are many factors that considered in concert when there is a breach of contract, in my layperson opinion, we need to consider the size and scope of the transaction, the circumstances, intent, are the parties dealing in their best interest and on a somewhat level playing field?
