Paying to have the house staged just makes a house with a bad layout look nice.

I’m still in the learning stages, been following the webinars for about 6 weeks and reading a lot of books - leaning towards house hacking as my first move.

Seems elementary and simple but its the fundamentals that win the game. 

I'm at the same stage of investing.

As far as the personal guarantee on the loan, maybe a more experienced investor will correct me on this but I think its really difficult to build up enough "business credit" where you won't need this guarantee at least in the early stages.

Doesn't this just set up the stage for random fees to creep in?

Yes, I am currently in the very early stage of my REI journey; I've been watching a ton of YouTube videos, taking a lot of notes while reading the PDF Guides BiggerPockets provides for Pro members, and signing up for newsletters for other resources like Maxable, which focuses on ADUs in California.
