I have lived everywhere I invest so no I have not faced this challenge, however some questions for you to consider below:-comfort level with telephonic calls to local contacts (agents, contractors, etc? 

I have not found a contractor to look at it yet and this is where I should be working on soon.

I am buying a property in North Kansas City and am looking for a contractor in the area.

I see I made a major deficiency in purchasing my current property with the age of the key items, e.g. gas furnaces, water heaters, washer/dryers, refrigerators, stoves, plumbing, electrical, etc.

Looking to network with other investors who invest in residential or muti housing or investors looking for a partnership, real estate agents that work with investors, even meet contractors, and private lenders.

Lesson learned, now you have the experience and can take this to the next deal. contractors can't overbid you as you know how long it will take and price of materials. take this lesson and continue to grow.

Trying to find contractors that are worth anything is nearly impossible and they have no incentive to do a decent job... give me a slower market where they WANT the work and I'll be much happier...
