I met a woman at the first RE Mentor meeting and we decided to split the 1500 cost.

(But it was cute.

But when we started we did door knocking and skip trace and other "low cost/ high man or woman" hours strategies because of our limited capital.Now we just simply mail 1,000-2000 letters a week and follow up to get deals with cold calls and skip trace.That works great if you are a WHOLESALER and can make use of such deal flow.  

Met with a wonderful woman who reach out to me for as a lead.

this reminds me of a MHP I bought in Vancouver wa.. the family built it from scratch 44 spaces.. then hand selected every tenant.. ran it for 30 years you talk about a tight little rental community. you be UBER picky on who you put in those cute brand new units and you will have a GREAT investment.. contracts.. and you got to love Texas land use policies you could not pull that off in most states ( zoning and land use permitting wise.).keep at it.. some of the best rental stuff I have ever seen on BP...

Unfortunately, a woman moved into the neighborhood who has decided she doesn't like students and seems to be doing everything she can to get rid of the student rentals in the neighborhood.We were informed that we were only allowed 2 unrelated until we filed for the home occupation permit to allow a 3rd. 

After an inspection with a copy- that the tenant requested - we believed he was actually running a small prostitution ring of sorts (one woman and a young girl were constants there) out of the apartment.  

Several years ago, I was buying a house, and the woman took all of the drapes.
