@James CannonMice and rats don’t just pick an address to hang out at, they are there because it offers a couple of things form them – food, shelter, clothing err…, I mean a warm bed.

Yeah, it can happen, but there's always something that can go wrong and if you worry about all of the potentials all the time you probably can't get out of bed. 

I was super impressed - she had cubbies with her things up in the top spaces of her closet, and probably a bunch of stuff under the bed, but overall it was difficult to tell someone lived there.  

Maybe a couple pieces of staging (table chairs, bed...).

But first, what NOT to do: do not hit snooze, do not check your email or phone first thing, and do not lounge in bed.
