I also have a plug-in set the time - automatic light but it's not the right fit in some applications.

We have 2 homes that rent between 1400-1600 and we do the full background/eviction/credit checks before they fill out the application. 

It contains the most important forms: application form, lease, ruels and regulations, lead disclosure, smoke detector and CO2 notice,  pet agreement, non standard rules (lawn and snow etc), 5 day notice and folders. 

Make sure you get all relevant documents prior to close including move in pictures, catalog, tenant applications, contact information, rental certificates, and maintenance records.

Finally after constant nagging they passed along some feedback, "Oh yeah, some potentials have mentioned the large furnace in the living room as a reason for not putting in an application".  

It can be a couple thousand bucks for a survey and an application to hundreds of thousands or more depending on the size.

Part of that application requires a signed form from the owner giving permission.

Any kind of applicable hotel tax for short term rentals, as an example, would still impact an IRA.You should check with your plan provider and your local CPA.

Consider this, my SOP for on site staff who show properties for me when they encounter a brutal attitude reads: “give them an application say thanks for coming and tell them to put it in the mailbox when it’s filled out completely”... ie: push an app at them and get them out.
